The landlord CP12 explained: what every landlord must know

If you let a property with gas appliances, the law requires a valid Gas Safety Certificate - commonly called a CP12 - at all times. Here's what that means in practice.
What the certificate covers
- ◆A safety check of every gas appliance in the property
- ◆Flue and ventilation performance to current standards
- ◆A tightness test on the gas installation to confirm there are no leaks
- ◆A dated record you must give tenants within 28 days and keep for two years
The cost of getting it wrong
A missing or expired certificate can mean a fine of up to £6,000 and potential criminal liability. It can also invalidate your landlord insurance. Renewals are due every 12 months.
